Following nearly a decade working in-house with some of Southern California’s most respected developers and marquee projects, Jillian Sabaugh founded US Retail in 2016. Her brand name reflects both her roots, drawn from her maiden and married surnames, Ukropina and Sabaugh, and the firm’s national reach. US Retail rapidly became a thriving retail advisory firm and brokerage built upon long-relationships, collaboration, and tailored real estate strategies for clients at any stage.
US Retail operates as an extension of our clients’ teams, bringing clarity, trust, and a people-first approach to every assignment. Jillian is known for balancing the needs of brands, property owners, and neighborhoods, shaping destinations defined by strong tenant mix, sense of place, and lasting value.
Her experience spans some of the West Coast’s most notable projects, including Fashion Island and The Grove, and her work today continues to shape retail environments across Southern California and beyond. Jillian is a graduate of the University of Southern California and an active member of ICSC. Outside of work, she loves hosting a great dinner, traveling, and spending time with her three young children, who remain at the center of everything she does.
Erin Drapkowski | Vice President

Erin Drapkowski joined US Retail in 2020 after five years with The Irvine Company, where she specialized in shopping center merchandising and leasing. Her in-house background gives her a deep understanding of how owners think, plan, and execute, an edge she brings to every project.
At US Retail, Erin leads national and regional rollouts, redevelopment leasing, and strategic merchandising efforts. Over her career, she has completed more than $500 million in transactions, including work on the San Francisco Centre redevelopment and The Irvine Company’s Los Olivos Marketplace.
Erin brings a steady, detail-driven approach that helps ensure retail environments are both commercially strong and built to last. She holds a Bachelor of Arts in Communication from San Diego State University and is an active member of ICSC. Outside of work, Erin enjoys family time in Orange County with her husband Andy and their twin children, Austin and Aspen.
Ashton Wunsch | Retail Advisor

Ashton Wunsch is a valued member of the US Retail team, supporting emerging brands as well as key development and street retail projects across Los Angeles and Orange County. She plays a hands-on role in helping clients navigate growth with focus, insight, and a strong understanding of today’s retail landscape.
She began her career at CBRE, specializing in national tenant representation and transaction management for office and industrial portfolios. That foundation brings discipline, responsiveness, and clarity to her work at US Retail.
Born and raised in Austin, Ashton graduated Magna Cum Laude from Texas Christian University. She is actively involved in the real estate community and is known for her instinct for new retail, eye for style, and understanding of what resonates with customers. Outside of work, she enjoys traveling, the beach, and pilates.
