APPROACH
Defining a retail identity from the ground up in one of Los Angeles’ most dynamic neighborhoods.
Carmel Partners engaged US Retail to lead the retail strategy and leasing for Alloy, a mixed-use development in the heart of the Arts District that has completely redefined the submarket’s skyline.
With no existing retail framework, the assignment was to define an identity from inception — one that reflects the neighborhood’s character while supporting long-term performance. The goal was not simply to lease space, but to curate a merchandising vision that balances authenticity, experience, and durability.
Through close collaboration with Carmel Partners, each leasing decision reinforces a broader vision: a retail environment that is integrated, intentional, and built to evolve with the Arts District. Tenant curation required both discipline and reach. Leveraging national relationships and local insight, we identified operators that feel native to the neighborhood — not inserted.
